Family-Run Since 1931

The Story of McManus Roofing LLC

McManus Roofing was founded in 1931 by John McManus, a World War I veteran. Nearly a century later the business is still in the same family: it is run today by Dennis and Rory O'Connor, the third and fourth generations to take it on.

Not many trades businesses last that long, and the ones that do tend to last for unglamorous reasons — doing what was quoted, showing up when you said you would, and not selling people a roof they did not need. That is the whole model here.

  • Founded in 1931 and still run by the founding family — now Dennis and Rory O'Connor, the third and fourth generations
  • Calls answered Mon–Fri 8am–10pm and Sat–Sun 8am–8pm, so a weekend leak does not wait until Monday
  • Based at 22 Maiese Ave in Waterford Works — a local address you can look up, not a call centre
  • Quotes are free, written and itemized, and given after someone has actually been on the roof
  • We will tell you when a repair is the right answer instead of quoting a replacement

How it works

What to expect, start to finish

1

Call and Schedule the Visit

Tell us what you are seeing — a stain on a ceiling, granules in the gutters, shingles in the yard after a storm. For active leaks we prioritize the visit and can often tarp the same day within posted hours.

2

On-Site Assessment

We walk the roof and get into the attic where access allows. That means checking deck condition, flashing at chimneys and sidewalls, pipe boots, valleys, ventilation and gutter tie-ins — and tracing any active leak to its real entry point, which is often several feet from where the ceiling stain appears.

3

Free Written Itemized Quote

You get the scope in writing at no charge: materials by name, underlayment, ice-and-water shield locations, flashing, ventilation, layer count coming off, cleanup, and an allowance for deck repair where the age of the home makes it likely. No phone estimates and no pressure to sign on the spot.

4

Tear-Off and Deck Inspection

All existing layers come off down to bare sheathing. You see the open deck before anything covers it back up, and any board replacement beyond the allowance is agreed with you at that point rather than appearing on the invoice.

5

Installation

Ice-and-water shield at eaves and valleys, synthetic underlayment across the field, new flashing at every penetration, then the finished roofing. Ridge and soffit ventilation is sized to the actual attic volume so humid summer air can exhaust instead of baking the new roof from underneath.

6

Walk-Through and Cleanup

Full debris removal, a magnet sweep of the property for nails, and a walk-through with you covering what was done, what we found, and your manufacturer warranty registration.

Why Choose Us

A Local Roofing Contractor You Can Actually Drive To

McManus Roofing LLC is an owner-operated roofing company based at 22 Maiese Ave in Waterford Works, handling roof replacement, repairs, leaks and storm damage across South Jersey. Every quote follows an on-site visit and comes in writing, itemized, before anyone sets a ladder.

Free Written, Itemized Quotes

The roof gets looked at before you get a number, and the number comes itemized — shingle line, underlayment, where ice-and-water shield goes, flashing scope, layer count, ventilation. A one-line quote cannot be compared against anything.

Open Seven Days for Leaks

Phones are answered Mon–Fri 8am–10pm and Sat–Sun 8am–8pm. A leak that starts on a Saturday morning does not have to wait for Monday, and within posted hours we can usually tarp the same day.

Full Tear-Off, No Surprises

We tear off to bare wood rather than roofing over, so you see the actual condition of your deck before new underlayment goes down. Rot allowances are priced up front, not sprung on you as a change order mid-job.

Repair When Repair Is Right

If your shingles still have life and one flashing detail failed, we will tell you that and quote the repair. A leak on a sound roof is not a reason to sell you a replacement.

Testimonials

What South Jersey Homeowners Say

“After a summer storm my asphalt shingles lifted along the south edge and water started dripping near the skylight. McManus Roofing removed the damaged section, replaced the underlayment and matched the existing shingles so the patch blends in. The attic stayed dry through the next three rains.”
MR Mike R.Waterford Works, NJ
“A tree branch tore a hole in my garage roof during high winds. They cut back the overhanging limb, installed new plywood and ice-and-water shield, then flashed the repair into the existing ridge vent. No more daylight visible from inside the garage.”
LM Lisa M.Atco, NJ
“My 20-year-old roof was leaking at the valley where two slopes meet. McManus Roofing tore out the rotted decking, added new step flashing and installed a wider valley metal that directs water better. The ceiling stain has not returned since the fix.”

Roofing FAQs — Waterford Works, NJ

Still have questions? We're happy to talk it through.

(856) 595-8578
+ What areas does McManus Roofing LLC serve?
We work across South Jersey from our base in Waterford Works — Camden, Burlington, Gloucester and Atlantic Counties, including Mount Laurel, Glassboro, Hammonton, Cherry Hill, Vineland, Maple Shade, Berlin, Mantua, Runnemede, Monroeville, Folsom and Gloucester City. We also cover Fairless Hills and the Lower Bucks County area in Pennsylvania.
+ How much does a roof replacement cost?
Most asphalt shingle replacements on South Jersey homes run $6,500 to $14,000, standing-seam metal $9,000 to $18,000, and flat or low-slope membrane $4,000 to $9,500. The variables are square footage, pitch, how many old layers come off, and the number of chimneys, skylights and valleys needing new flashing. Every quote follows an on-site visit — we do not price roofs from photographs.
+ Are quotes really free?
Yes. If you want work priced — a repair, a replacement, gutters — the visit and the written itemized quote cost nothing and carry no obligation. You should never pay for a sales quote. Separately, we offer paid documented inspection reports for property purchases, insurance claims and condition planning, where the written report itself is the product rather than a price for work. Those start at $150.
+ Do I need a full replacement or will a repair do?
If the shingles still have granule coverage and flex without cracking, and the water is entering at a specific point — failed flashing, a split pipe boot, a wind-lifted section — a repair is the right call and we will say so. Replacement is the answer when the field of the roof itself is worn out: widespread granule loss, curling across multiple slopes, or nail pops throughout.
+ How fast can you respond to an emergency roof leak?
Within posted hours — Mon–Fri 8am–10pm, Sat–Sun 8am–8pm — we can usually reach South Jersey addresses the same day to tarp and stop active water intrusion. The permanent repair is scheduled once conditions allow, because work done on a wet roof in poor weather does not hold.
+ Do you tear off the old roof or install over it?
We tear off to the bare deck. Roofing over an existing layer conceals rotted sheathing, adds weight the framing was not designed for, voids most manufacturer warranties, and makes the next replacement more expensive. It is also the only way to honestly tell you what condition your deck is in.
+ Do you help with storm damage insurance claims?
We document them thoroughly. After a wind or hail event we photograph the damage, write an itemized scope of work, and can meet your adjuster on site to walk the roof. You file the claim with your carrier — we are not public adjusters — but we provide everything they ask for.
+ Are you licensed and insured?
Yes. We carry general liability and workers' compensation, and we will provide a certificate of insurance issued directly by the insurer along with our New Jersey home improvement contractor registration number on request. You should ask any roofer for both.
+ What roofing services do you offer?
Roof replacement, asphalt shingle roofing, metal roofing, rubber and flat roofing, roof leak repair, general roofing repairs, storm and wind damage repair, roof inspections, commercial roofing, gutter installation and repair, and window and door installation.
