Roof Replacement in Mount Laurel NJ: How to Tell When a 1970s Roof Is Finished

A large share of Mount Laurel's housing stock went up between the late 1960s and the 1980s. That timing matters, because it means a lot of roofs in the township are aging on roughly the same schedule — and most are now on their second shingle layer, which is where the decisions get expensive.

The signs that actually mean replacement

Granule loss is the clearest one. Asphalt shingles are protected by a mineral granule surface, and when that wears off the asphalt underneath oxidizes and turns brittle. If your gutters are collecting sand-like grit every time it rains, and the shingles look darker or patchier from the ground than they used to, the field of the roof is wearing out. That is not repairable.

Curling and cupping at the shingle edges is the second. Once shingles have lost their flexibility they lift in wind, and nailing them back down cracks them. Widespread curling across multiple slopes means the material itself is done, regardless of whether it is leaking yet.

Nail pops — small raised bumps in regular rows across the roof — come from decades of thermal expansion and contraction working fasteners loose. A few can be reset. Hundreds across the whole roof means the deck and the fasteners have separated, and every one of those is a future leak.

The signs that mean repair, not replacement

Equally worth knowing: a leak by itself does not mean you need a new roof. If the shingles still have granule coverage and flex without cracking, and the water is coming in at a specific point, the honest answer is a repair.

The usual culprits on Mount Laurel homes are failed step flashing where a roof meets a chimney or sidewall, cracked pipe boots that have dried and split after fifteen or twenty summers, and wind-lifted sections along an exposed slope. Each of those is a few hundred to a couple of thousand dollars, not fourteen thousand.
